Will Profiles in Wood, Inc. help me find a lot?

We do own 100 acres in Fines Creek, NC that is scheduled for development some time in the future. Our Real estate partner is Remax Mountain Realty in Waynesville, NC. They will be able to find the property suited for your needs.

Can I submit a drawing for a quote?

You can provide an Autocad R14 file, PDF or scan of a sketch. The more detailed the drawing the more detailed the estimate. We provide 8 hours of free face-to-face design consultation and estimate review based on your custom plans. From this initial review you will receive an 18 line summary of expenditures. If the estimate process continues a modest fee is requested that is credited at time of contract. You will receive a detailed 120+ line item expense summary that fully describes where and how the money will be spent.

What is the fastest way for me to get a quote?

Estimates are only as good as the assumptions that they are based on. The more information you provide, the more accurate the estimate. If you are just starting out we provide 8 hours of free face-to-face design consultation and estimate review based on your custom plans. From this initial review you will receive an 18 line summary of expenditures. If the estimate process continues a modest fee is requested that is credited at time of contract. You will receive a detailed 120+ line item expense summary that fully describes where and how the money will be spent and the assumptions that they are based on.

Why do you charge for a more detailed quote?

Profiles in Wood provides a free initial estimate based on current expenditures for custom luxury homes in the 3800-5000 sf price point. See "Can I submit a drawing for a quote", above. We build homes at current cost plus a fixed administrative and overhead fee. These current costs are exclusive to our business model. In the past, potential customers would take this detailed information and shop other builders who would simply agree to build for less not knowing what was actually assumed. We are serious about building your home giving you the best available value. If you're serious about building your home with us, then this refundable fee at contract approval is not an issue. The fee is based on the anticipated contract effort and duration.

I live out of state, can I still review the progress of construction?

We don't have LiveSite Cam yet but you can see the progress of your home on the internet . This can be visible only to you or the world. We take "piles" of digital pictures throughout the project. They can be easily emailed to you.

How do I track current expenditures and cost to complete?

Profiles in Wood, Inc typically bills monthly but is dependant on the size of the project. We provide detailed cost summaries and cost to complete using Quick Books Premier Contractor. These can be viewed via PDF and emailed directly to you.

What is cost plus fixed fee?

This means that only actual materials and subcontractor costs are billed along with a set fee for the Contractor. There is no mark up for materials or labor. As long as there are not significant changes to the project scope, ie, the addition of 2 more bedrooms and a detached workshop, the contractor fee remains constant and is independent of the cost of the project. This means your contractor does not receive more money just because you decided to upgrade the kitchen cabinets!

What does a contract look like?

This is not available on line but is available upon request.

How do I finance this project?

We normally build for cash customers. However, Profiles in Wood, Inc. is known by the local financial institutions and can easily work with the bank draw schedule. Typically the owner takes the project drawings, specifications and contract to the bank for an appraisal and construction loan. The progress payments are made to the owner, who in turn pays the contractor. The owner is encouraged to have at least 10% of the contract price available in cash to smooth out the "bumps" in accrued cost vs the bank draw schedule. Costs incurred by Profiles in Wood, Inc are reconciled at the end of each month.

What type of home design is your specialty?

Custom! Because of the company owner's extensive world travels, most any architecture can be created. We are always implementing the latest in construction technique and materials. Contemporary and classic, adapted to our mountain setting can best describe our forte.

I have a piece of land, can Profiles in Wood provide everything needed to move in?

You bet! First we will visit the property and decide on the best course of action. We will review the septic evaluation and apply for a permit if needed. If a well is required we can have one placed. Of course, we will get the grading and building permit and any surveys required to start building. You can be as involved as you want or just let us do it all.

What size homes do you typically build?

Primarily, we build large (>3800 sf) custom homes. We do not build track homes. Smaller homes can have demanding design features which is our specialty. Every home is unique and is looked at in that light. We can however build smaller homes especially in our current market.

What is your "price per square foot"?

That is like asking "how much per pound in that new car" ? All custom home estimates are created using the drawings and specifications from the bottom up. We typically use higher quality cabinets, granite counters, Kitchler lighting, Kohler plumbing fixtures, GE Monogram appliances and hand layed ceramic and local hardwood flooring. Of course these are all specified by you and can be as elaborate as you wish. You can use ~$145/sf as a place to start, but that is not how the cost of the project is estimated. Surrounding circumstances, like retaining walls and lot access may be a significant contributor to the final cost. Also, if a well, pad or septic is already in then that will reduce the cost.

Where can I get my drawings done for the project?

We can contract with a local designer or work with yours. Currently we are partnered with a.bailey design associates located in Waynesville, NC. They will be happy to help you with any design drawings.
